We've whipped up a brand-new Holiday Buy to Let range of mortgages. Here's everything you need to know about our new range

Key information


  • Maximum LTV is 80%. Product fees can be added to the loan above the LTV limit
  • Personal use of the property is permitted up to 90 days per calendar year
  • Air BnB or similar property holiday letting platforms are permitted
  • At least 1 applicant must have owned their residential or a BTL property for a minimum of 6 months
  • Maximum of 6 bedrooms
  • Maximum of 4 Holiday BTLs with Vida
  • New and existing Holiday lets considered
  • HMOs, MUBs, Bed and Breakfasts, hotels and properties within holiday parks are not acceptable
  • Expatriates are acceptable subject to standard expatriate criteria
  • There should be no title restrictions on sub-letting
  • Maximum of 31 days for any single let to an individual

Holiday Lets: Additional information

Standard BTL ICRs apply, with a 1% stress added to the pay rate for 5-year fixed products and all £ for £ Remortgages.

Interest coverage ratio (ICR) is 125% for SPVs

ICR for individual applicants where all applicants are Basic Rate Taxpayers is 125%, Higher Rate Taxpayers is 145% and a mix of basic and higher rate tax payers is 135%

2 year fixed products: assessed on initial rate + 2%, or a nominal rate of 5.5%, whichever is higher

5 year fixed products: assessed on initial rate + 1%

Remortgage applications with no additional borrowing: assessed on initial rate + 1%

Rental income will be based on the average of the low, medium and high season rents and must be confirmed by a reputable holiday letting agent

Rental income will be based on a 30-week period, unless confirmation from the letting agent indicates a lower level of demand
